The cyclical real estate market has taken a turn, and conditions in most parts of the country now favor the buyer.  Often referred to as a &#8220;buyer&#8217;s market,&#8221; this means that the inventory of homes for sale exceeds the consumer demand. As a result, buyers can be more selective, and more conservative, with their offers.  The Summit County real estate market is not being affected too much by this market cycle, but we have seen some slow down in certain market sectors, and some sellers are starting to lower their asking prices.</p>
<p>If you are trying to sell a property in a slower market sector, you can use these three steps to help your home go from &#8220;For Sale&#8221; to &#8220;Sold.&#8221;</p>
<p><strong>1. Price It</strong> - The number one thing you can do to help our home sell in a buyer&#8217;s market is to price it right. A knowledgeable buyer, and an experienced real state agent, will know value when they see it.  If you price the property too high, you are unlikely to receive offers, since buyers know there are plenty of properties to choose from.  Also, if you are forced to reduce the price bit by bit, buyers will not always revisit an old listing, especially if new offerings are continually being added to the MLS.</p>
<p><strong>2. Make it Show</strong> - Make your property stand out from the rest.  Do the required prep work, both inside and out, to give it the curb appeal, and charm, that will pique buyer interest.  Follow the advice of your<br />

<p>If you like the Breckenridge area, you have a large number of ski condos to choose from. Whether you want a ski condo with an amazing view of the slopes or with ski trails, we will listen to your needs and provide you information on what you can get for your money. There are ski-in/ski-out units on the market starting at $225,000 for a studio located on the Four O&#8217;Clock Ski Run, and going up over $2,000,000 for large, new, 4 bedroom luxury units. Prices for Breckenridge condos which are not located at the ski hill start at $159,000 for a one bedroom, and $235,000 for a two bedroom, in the Boreas Pass area.</p>

These towns have a variety of condo complexes, with units for sale in a wide price range. Some of these properties are located on the water, some next to National Forest, while others are walking distance to shops, and restaurants.</p>

			<content:encoded><![CDATA[<p>If you have always dreamed of purchasing a vacant lot in <strong>Park County real estate</strong>, and building your dream home, you better hurry. As many parts of our area are nearing full build out, the number of lots available for sale is rapidly decreasing, and prices are seeing a steady rise.</p>
<p>According to the Summit County Association of Realtors MLS, there are currently only 200 residential vacant lots on the market in all of Summit County. 116 of them are in the Breckenridge area, while only 85 are on the market in the combined areas of Frisco, Dillon, Keystone, Copper, and Silverthorne.</p>
<p>In the Breckenridge area, residential lot prices range from $72,500 to $2,500,000. Many of the available lots are located South of town, in the Blue River area, and most of these are priced between $100,000 and $200,000. The newer, and more exclusive, Highlands Subdivisions, still have 18 lots on the market, with prices ranging from $459,000 to $895,000, for the mostly 1 to 2 acre parcels.</p>
<p>Dillon’s 35 lots range in price from $169,000 for a Piney Acres lot, to $510,000 for a lot in Summerwood, with panoramic lake and mountain views. The newer subdivisions of Whispering Pines Ranch, and Soda Creek, still have 13 lots for sale, with prices ranging from $240,000 to $330,000.</p>
<p>The Silverthorne area offers a wide range of lot sizes, and prices. There are 34 smaller, residential lots, as well as 4 larger acreages. The residential lots are priced between $105,000 and $649,000, and the 40 to 70 acre parcels range in price from $569,000 to $1,900,000. The larger parcels are located North of town, and some of them allow horses.</p>
<p>Copper, Frisco, Keystone and <strong>Alma real estate</strong> have only a few lots available for sale, and the prices are higher than most of the other areas. There are only a total of 14 lots on the market in all three areas combined, and prices range from $295,000 for a lot in Frisco, to $1,050,000 for a Copper ski-in, ski-out, parcel.</p>
