Park County and Alma Real Estate, Vacant Lots – GOING, GOING, GONE!
Monday, August 13th, 2007If you have always dreamed of purchasing a vacant lot in Park County real estate, and building your dream home, you better hurry. As many parts of our area are nearing full build out, the number of lots available for sale is rapidly decreasing, and prices are seeing a steady rise.
According to the Summit County Association of Realtors MLS, there are currently only 200 residential vacant lots on the market in all of Summit County. 116 of them are in the Breckenridge area, while only 85 are on the market in the combined areas of Frisco, Dillon, Keystone, Copper, and Silverthorne.
In the Breckenridge area, residential lot prices range from $72,500 to $2,500,000. Many of the available lots are located South of town, in the Blue River area, and most of these are priced between $100,000 and $200,000. The newer, and more exclusive, Highlands Subdivisions, still have 18 lots on the market, with prices ranging from $459,000 to $895,000, for the mostly 1 to 2 acre parcels.
Dillon’s 35 lots range in price from $169,000 for a Piney Acres lot, to $510,000 for a lot in Summerwood, with panoramic lake and mountain views. The newer subdivisions of Whispering Pines Ranch, and Soda Creek, still have 13 lots for sale, with prices ranging from $240,000 to $330,000.
The Silverthorne area offers a wide range of lot sizes, and prices. There are 34 smaller, residential lots, as well as 4 larger acreages. The residential lots are priced between $105,000 and $649,000, and the 40 to 70 acre parcels range in price from $569,000 to $1,900,000. The larger parcels are located North of town, and some of them allow horses.
Copper, Frisco, Keystone and Alma real estate have only a few lots available for sale, and the prices are higher than most of the other areas. There are only a total of 14 lots on the market in all three areas combined, and prices range from $295,000 for a lot in Frisco, to $1,050,000 for a Copper ski-in, ski-out, parcel.
